Summary of Most Recent Development Plan (dated October 2021) on the Lower Portion of the Property (along the waterfront):


  • Demolition and reconstruction of an existing boat storage building located adjacent to the Town of Meredith public parking lot. The proposed building will be 38' tall, the maximum height allowed by zoning rules. 
  • Construction of a new 74'X74' showroom 15 feet from the water’s edge, adjoined to the existing showroom, but non-conforming as it is inside the 65’ required Shoreline District setback. This also requires rerouting a right-of-way to the Tall Pines residential community.
  • Dredging and construction for a new "negative well" boat launch site and a second 30' wide commercial launch site at the northern edge of the property facing Kelley Cove and Loon and Pine Islands. 
  • Construction of a new 12' by 40' commercial dock and 2 additional 155' long docks at the proposed Kelley Cove launch site located approximately 10' from a residential property line setback. 
  • Construction of new asphalt road from Turtle Lane to the proposed second launch site in Kelley Cove, to be used primarily for forklift traffic hauling boats to and from storage facilities and for commercial and industrial vehicles. This commercial road will be located immediately along the property boundary line of the Tall Pines Community of single family residences.
  • Complete reconfiguration of docking system for boat slip customers and boat rental and valet customers. A new gas dock is proposed to be relocated to a new 150' long dock in front of the new proposed showroom.


Summary of Most Recent Development (dated October 2021) on the Upper Portion of the Property (along Lovejoy Sands Rd.):


  • Clearing of forested land and disturbance of natural wetland buffer for the construction of an open boat storage building 226' long by 60' wide. The building will be surrounded by 43 paved private parking spaces for marina customers.
  • Clearing of additional forested land and wetland buffer for the construction of a paved private parking lot for 31 vehicles for marina customers and employees. 
  • Demolition of two existing boat storage buildings and a concrete block building for three new open boat storage buildings.  
  • Construction of a 37 vehicle paved private parking lot on the corner of Lovejoy Sands Road and Lovejoy Lane.
